Our last blog was on a detailed rate analysis of terrazzo mosaic flooring. If you need detailed analysis and specification, you can check it out at: https://www.ieccc.com.np/2024/06/rate-of-terrazzo-mosaic-flooring-per.html.

Gypsum board ceiling

Let's understand the gypsum board in brief.

As our title suggests, we are discussing gypsum false ceiling work in this blog. Gypsum board is an economical structure mainly made up of gypsum that is basically used in ceilings or partitions, which helps to regulate the room temperature and improve sound by reducing reverberation. Besides that, its fire-resistant property and appealing smooth looks make it a useful unit in the interior finishing works of the building. The general thickness of gypsum board available in the Nepali market is between 9 and 12.5 mm. Typical size available is 2ft*2ft and 4ft * 6ft. For framing structures, we can either use aluminum or steel units. Here, we are taking steel units into consideration.

For the rate of materials, you can find it in our downloads sections. We are taking the rate mentioned in

  • Kathmandu district rate: 080/81

As the worker number is not specified in the norms of DUDBC for gypsum false ceiling work, we are taking the average labor charge per square meter in the local market. The gypsum work in the local market is done in feet; we are thus carrying out the calculation in square feet.

Gypsum board ceiling work

Calculations

Consider an area of 10 ft * 10 ft = 100 sq ft. Gypsum board 12.5mm thick with size 4ft * 6ft. Frame C studs (0.55mm * 0.75mm * 3m) for perimeter and intermediate and Frame U studs (0.55mm * 0.75mm * 3m) for bottom are used at an equal spacing of 2ft.

As in our regular blog on rate analysis, we are following similar calculation steps for analysis:

  • Material estimate and cost
  • Workers cost
  • Cost of use of tools and plants
  • Contractor's overhead and profit

Considering 5% waste

Gypsum board: 105 sq ft

Perimeter channel 20*28*30*0.5*3660mm: 4 * 10 = 40 ft

Number of perimeter channels: 40/12 = 3.33 nos (4 nos)

Intermediate channel 45*15*15*0.9*3660mm: 4 * 10 = 40 ft

Number of intermediate channels: 40/12 = 3.33 nos (4 nos)

Metal ceiling section 80*26*51*0.5*3660: 4 * 10 = 40 ft

Number of metal ceiling sections for the bottom: 40/12 = 3.33 nos (4nos)

Ceiling Angle 25*10*0.5*3660: 16nos. (At every point of 2ft in the grid line of intermediate)

Suppose a 1.5-foot angle section for the hanger: 16*1.5 = 24 ft.

Number of ceiling angles: 24/12 = 2

Jointing wall putty: 7 kg per 100 sq ft (L.S.)

Jointing tape, screws, and clips: L.S.

Rate of materials as specified in the district rate of Kathmandu 080/81

12.5mm gypsum board: 105 sq ft at 88 = Rs. 9240.00

Perimeter channel: 4 nos. at 195 = Rs. 780.00

Intermediate channel: 4 nos. at 314 = Rs. 1256.00

Metal ceiling section: 4nos at 327 = Rs. 1308.00

Ceiling angle: 2nos at 109.00 = Rs. 218.00

Jointing wall putty: 7 kg at 38 = Rs. 266

Jointing tape, screws, and clips: Rs. 350 L.S.

Cost of materials: 9240.00 + 780.00 + 1256.00 + 1308.00 + 218.00 + 266 + 350

Cost of materials: Rs. 13418.00

At the local market

Workers rate per sq. ft. of gypsum board ceiling work: Rs 15

For 100 sq. ft. of gypsum ceiling, workers cost: 100 * 15 = Rs. 1500.

Cost of hiring tools and plants

Tools and plants per: 3% of workers rate = 3% of 15 = Rs.0.45

For 100 sq. ft. of gypsum ceiling work, tools, and plant cost: 100 * 0.45 = Rs. 45

Total cost: materials cost + workers cost + tools and plant

                  = 13418.00 + 1500 + 45

Total cost: Rs. 14963.00

Contractor overhead and profit:

Contractor overhead: 15% of total cost = 15% of 14963.00 = Rs. 2244.45

Total cost per 100 sq. ft. of gypsum ceiling work: 14963.00 + 2244.45 = Rs. 17207.45

Cost per sq. ft. of 12.5mm gypsum ceiling work = 17207.45/100 = Rs. 172.07

Cost per square meter of 12.5mm gypsum ceiling work = 172.07 * 10.76 = Rs. 1851.47

Summary of rate analysis

Supplying, making, and fixing of a 12.5 mm gypsum board false ceiling with GI frame is all work complete per 100 square feet.

Others

Similarly, you can calculate the rate analysis for 9-mm gypsum board ceilings and also for the dry wall of gypsum board. You can also use waterproof wall putty for jointing work on gypsum board. It's rate, as mentioned in Kathmandu district rate 080/81, is Rs. sixty-three per kg.
